Due Diligence
Hydro Tech understands that due diligence is an integral part of every
real estate transaction. Our staff has over 25 years of experience in
conducting environmental site assessments across the United States,
having successfully completed over 7,000 Phase I and Phase II ESAs
throughout the country. Given our extensive experience and work across
the country we are your "local" environmental firm from Long Beach, N.Y.
to Long Beach, Calif., and are uniquely positioned in the industry to
provide concise, timely, and cost-effective Phase I Environmental Site
Assessments with a national reach for single properties in excess of 100
property portfolios. Our reports are specifically tailored to meet the
needs of our clients, exceed the ASTM E1527-05/AAI Standard, and include
not only our findings and conclusions, but also recommendations and cost
estimates on how to address any identified conditions. Reports can be
completed in your desired timeframe, even 24 hour turn around time is
possible.
All Phase I and Phase II work is managed from our corporate offices in
Commack, N.Y., and all reports are generated from that same location. We
have found this to be of great benefit to our clients who receive the
same general Phase I/Phase II report format with the same exact scope
regardless of the location of their property or properties. In addition,
for larger portfolios, we can also utilize an on-line reporting system
that can be accessed in real-time by our clients (if so desired), so
they can see the status of the portfolio as a whole, or a specific
property or properties of interest.
Hydro Tech is currently working with several banks within the New York,

Air Quality Control
Mold, asbestos, and lead are hazardous materials and can pose a threat to your health, and to the integrity of your site. If such materials are present, the air quality specialists at Hydro Tech Environmental can properly ascertain the dangers they may pose, and design remedial action plans to dispose of them.
Hazardous Materials
Determining the existence and location of hazardous
materials can be complicated. Engineers begin with a
conceptual design plan based on existing data and on-site
investigations. The conceptual design plan defines both the
problem and the process required to govern remediation.
Our staff translates this information into technically and
economically feasible solutions coupled with professional
recommendations. In addition, Hydro Tech is comprised of
trained and experienced specialists in the fields of:
• Hazardous Waste Management
• Geology
• Geochemistry
• Chemical Engineering
• Environmental Engineering
• Soil Science

yet commonly overlooked, aspects of environmental
fieldwork. Federal and State environmental regulations
are complex and multi-faceted. Fortunately, every
